Student housing investments will figure prominently among the topics discussed at the Expo Real trade fair starting in Munich today, as more and more investors are warming to the segment’s forward-looking potential. YOUNIQ, the leading provider on the German market, presents itself with a dedicated stand (C2.431) at Germany’s most important trade fair for commercial real estate, and has announced its intention to triple its portfolio. Within the framework of the conference program, Rainer Nonnengässer, CEO of YOUNIQ AG, will present the YOUNIQ concept at the following events: “Hospitality Industry Dialogue: Niche Hospitality – Serviced Apartments & Student Halls of Residence” on Monday, 08 October 2012, at 16:30 CET (Hall C2, Stand 40) and CORPUS SIREO EXPO REAL PANEL 2012: “Student Housing – an Asset Class with Future?” on Tuesday, 09 October 2012, at 15:00 CET (Hall C1, Stand 334).
YOUNIQ comes to the fair with achievements to report:
To date, 1,500 student apartments of YOUNIQ AG have already been completed, with another 2,300 units either under construction or in planning. Construction was started this year at project locations in Potsdam, Lübeck, and Bayreuth. With letting now under way at the properties on Schleissheimer Strasse in Munich and on Schützenstrasse in Leipzig, new student apartments will be completed and ready for occupation in time for the start of the winter semester in a second project in Munich and Frankfurt-Riedberg. “We are consistently pursuing our growth strategy in order to address the enormous demand, given the rise in student enrolment. Then as now, there is a pressing need to create additional student housing. Thisis why we want to expand our portfolio to include 10,000 student apartments by 2015. We will start with two new projects in Düsseldorf and Reutlingen that we recently acquired,” said Rainer Nonnengässer, CEO of YOUNIQ AG. In addition, the Frankfurt-based company is currently looking for suitable locations to implement its concept in Berlin, Hamburg, and Cologne.
The idea underlying the expansion policy of YOUNIQ AG is to actively address the housing shortage for students because the upcoming winter semester will see a record hike in student enrolment. Nationwide, campuses are bracing themselves for a total of 500,000 freshmen and -women. Public sponsors such as the local student services organisations have long ceased to be able to meet demand on their own. In fact, they estimate that another 25,000 dormitory units are needed.
Despite the high demand for student apartments, Rainer Nonnengässer cautions real estate market players: “Student apartments are particularly sophisticated, high-maintenance special properties. In addition to an adequate fit-out and a suitable location, it requires intelligent
planning and professional know-how to operate and manage student apartment complexes. Having recognised this early on, we acted upon this intelligence.”
Indeed, YOUNIQ AG has kept optimising its concept since 2009: The company offers students the opportunity to rent fully furnished studio apartments with modern kitchens and bathrooms close to campus for an all-in rent that, while its amount depends on the location, includes all service charges (even Internet access) and thus guarantees absolute cost security.
