«Acquisitions in the health care sector On 28.11.2008, Cofinimmo acquired the nursing homes Résidence du Parc and Famisenior, located in Nivelles and Lodelinsart respectively, for a total amount of € 10.9 million2. The gross rental yield stands at 6.34%3.
For these 2 nursing homes, with a total of 192 beds and 7,675m², long leases of 27 years were signed with the Senior Assist Group, which are renewable on the initiative of the lessee for 2 further successive 9-year periods.
Following this operation, the nursing homes and clinics sector accounts for 22.2% of the Group’s consolidated realestate portfolio.
Disposals of office buildings
In December 2008, Cofinimmo disposed of a long-lease right of 99 years on the building Bourdon 100 in 1180 Brussels and sold the buildings Audent 12 in Charleroi and Cleydaellaan in Aartselaar for a total amount of € 13.85 million, with a gain of € 0.49 million.
These disposals, which were the subject of 3 separate transactions with different counterparties, although involving low amounts, show that, in less favourable market conditions, still prices at least equivalent to the expertise value can be obtained» (CS della Società)
