SEB Asset Management has signed two long-term leases for a total of approximately 8,700 sqm in the USA for its open-ended real estate fund, SEB ImmoInvest.
Auxilium, a pharmaceutical company, will move into nearly 7,000 sqm of space in the Chesterbrook Corporate Center near Philadelphia in January 2013. The lease has an 11-year term with two five-year extension options. Situated in Chesterbrook, Pennsylvania, a suburb in the north-west of Philadelphia, the office park extends over roughly 60 hectares and has extremely good transport links. The SEB ImmoInvestreal estate portfolio includes a complex here comprising six two- to three-storey office buildings with approximately 27,400 sqm of rental space. Auxilium is renting an entire building, significantly lowering vacancies in the complex. The previous tenants of the property will move into space in other building units. Other tenants include the telecommunications company 1 & 1 Internet Inc. and Medecision, which provides health care solutions. CBRE acted as the leasing agent during the negotiations.
