 «The "Kraanspoor" office building in Amsterdam, belonging to Commerz 
			Real’s "Euro Office 1" institutional fund, received the MIPIM Award 
			in the new "Green Building of the Year" category at this year’s 
			international real estate trade fair in Cannes. Furthermore, it was 
			honoured with the "Special Jury Award" of the year.
 
 The office property rises out of the IJ river on a platform that 
			serves as nesting place for a wide variety of bird species. The air 
			conditioning has exemplary character: It is connected to a system 
			that uses the river water both for cooling and for heating the 
			building.
 
 "Kraanspoor is a very good example for innovative buildings that use 
			smart energy systems. The latter not only ease the impact on the 
			environment, but also enhance their quality of usage and 
			competitiveness by cutting energy costs," said Hans-Joachim Kühl, 
			member of the board of Commerz Real and in charge of real estate 
			acquisitions.
 
 Commerz Real acquired the office building, which was completed in 
			November 2007, for a total investment volume of more than 34 million 
			euros from the Dutch developer ING Vastgoedentwikkeling B.V. The 
			fully glassed-in state-of-the-art office building was created in an 
			easily accessible location in northern Amsterdam on top of an 
			long-serving crane track formerly used to load and unload ships. The 
			three-storey office property that extend over a total length of 270 
			metres provides a gross lettable area of about 11,000 m². The 
			building, which subdivides into four autonomous core areas, offers 
			alternative usage options.
 
 Commerz Real AG, a fully-owned Commerzbank AG subsidiary, was 
			created by the merger of Commerz Grundbesitz Gruppe and 
			CommerzLeasing und Immobilien AG. At 44 billion euros in assets 
			under management, the merger created one of the world’s largest 
			property asset managers and providers of leasing and investment 
			solutions. Commerz Real focuses on the provision of investment 
			products, such as open-ended and closed-end real estate funds, 
			institutional real estate funds, REITs, closed-end funds for ships, 
			aviation, and renewable energy. The spectrum of services includes 
			moreover the area of structured investments, which combines the 
			activities of real estate leasing, big ticket leasing, and 
			structured financings, as well as movables leasing.
