Wola Center, the prime office building in Warsaw acquired by the Hines European Value Fund (HEVF 1) in 2020, and subsequently managed by global real estate firm Hines, has received a BREEAM In-Use excellent certification.
The 34,930 square metre Wola Center has been recognised for its quality management, the introduction and application of sustainable solutions including high-quality cycling infrastructure, and electromobility and biodiversity activities. The structure, equipment, systems and the way the building is managed were all analysed, achieving a score of over 70% as rated by BREEAM In-Use.
The positive assessment was further influenced by the introduction of systematic regulations concerning ecological and environmental issues, allowing Hines to introduce further pro-ecological measures at the Wola Center including the planned installation of electric charging points for vehicles, the creation of insect hotels – a structure created to provide shelter for insects – with plants to attract them and waste segregation.
Wola Center is a flagship office building located in Warsaw’s Wola district. Thanks to a modern lobby, a system of visual information and common spaces, it provides excellent appeal and comfort for its tenants and guests. In the atrium there is a reception desk and a coworking space, as well an area for relaxation surrounded by natural greenery and a several-metre-high tree located in the lobby.
In addition, the Wola Centre is home to an innovative ceiling system with ecological felt panels – a natural, sustainable, renewable and biologically degradable material – which enhances the aesthetic value and provides excellent acoustics. The materials and equipment used in the development of the building include zero VOC content and have contributed to the BREEAM In-Use excellent rating.
