“Warimpex sets up successful refinancing for AIRPORTCITY St. Petersburg”
 
Initiated and led by Warimpex, ZAO AVIELEN A.G. – a joint venture of
the Austrian real estate companies Warimpex, CA Immo Group and UBM – has successfully reached an
agreement with a local bank on the refinancing of a EUR 60 million credit line for its AIRPORTCITY in St.
Petersburg. Following the successful start of the Crowne Plaza hotel at AIRPORTCITY and the lease of 100 per
cent of the first office phase, Jupiter 1 and 2, the refinancing by a local bank shows the trust in this successful
project.
The new financing facility provides a significant reduction in short- and medium-term liabilities, as it has a longer
term than the original project loan. The new loan has lower annual instalments during the initial years of operation
and it improves the project’s cash flow. The current agreement comes after the company achieved a similar
success for its hotel project at the airport in Ekaterinburg early this year and confirms the strategy of reducing
cross-border financing and increasing local financing.
 
AIRPORTCITY St. Petersburg is being developed by the project company ZAO AVIELEN A.G. and is located in
close proximity to “Pulkovo 2” international airport. It is the first premium-class business centre at this location and
is a key infrastructure project in the area around the airport, one of the fastest-growing commercial zones in St.
Petersburg.
In addition to a four-star Crowne Plaza hotel, the complex includes three modern office buildings with total lettable
space of 31,000 square metres. The two towers from the first construction phase – Jupiter 1 and Jupiter 2, which
offer 16,000 square metres of space – have already been opened and are fully let to Gazprom. Shortly after the
opening of the Crowne Plaza hotel and the Jupiter business centre, ZAO Avielen A.G. won two Commercial Real
Estate Awards for the best multifunctional project and as the best developer in the region. The shell of the third
tower, Zeppelin (15,000 square metres), has been completed and is part of construction phase two. A high-profile
tenant has already signed a letter of intent for the space, so plans are now in place to complete the Zeppelin tower
in the near future.
 
The project company ZAO AVIELEN A.G. is the developer and operator of a four-star Crowne Plaza hotel with 294 rooms and
spacious conference facilities as well as three office buildings (31,000 square metres) in the “Pulkovo 2” business district at
Airport City St. Petersburg.
