After the purchase agreement was signed in November 2017, the transaction for “Generation Park X” in Warsaw was closed last week. The LEED Platinum certified building is located in the central Wola district, part of the central business district (CBD), and has total floor space of approximately 21,400 square metres. The main tenant is the financial service provider Citi Service Center Poland, which is part of Citigroup. The seller was the project developer Skanska.
The “Generation Park X” property has eleven storeys and a two-floor underground car park and was completed at the end of 2017. It belongs to the three-part “Generation Park” building ensemble on the “Rondo Daszyńskiego” roundabout between the streets Wronia, Prosta and Towarowa. There are several bus, metro and tram stops in the direct vicinity; the journey time from “Generation Park” to Warsaw Airport is 20 minutes.
Nicholas Brinckmann, Chairman of the Management of HANSAINVEST Real Assets, says: “This state-of-the-art and very well let office building is an excellent fit with our investment strategy, as the Polish capital still has catching up to do in terms of high-quality, optimally located office properties.” In addition, he says, the market is characterized by rents on a par with many German cities – while the returns are higher.
The buyer was advised by MF Capital, while the seller was advised by Colliers. The buyer received legal advice from Greenberg Traurig, the seller from Dentons.
HANSAINVEST Real Assets already acquired a LEED Platinum certified office building in the centre of Warsaw at the end of 2016, namely “Atrium 2”. This was completed in March 2016 and has total floor space of 20,000 square metres.
